Claim covered by an enforceable title :

Following a formal notice sent by registered mail with proof of receipt, which remained unanswered by her tenant, Mr. D., Mrs. T. (the landlord) decided to initiate an order for payment of an unpaid rent exceeding €4,000. She submitted a request to the president of the judicial court related to the location of the property, attaching all the necessary supporting documents to her application. The judge granted her request and issued an order, which she served to her tenant within six months via a bailiff. The tenant did not respond.

Our assistance having been requested, we helped Mrs. T. by submitting a request for the disclosure of her tenant’s bank accounts, based on the enforceable title she had obtained. Subsequently, she was able to secure a garnishment on one of these accounts and thus recover her debt from her tenant.

Claim not covered by an enforceable title :

The property manager representing a Condominium Association is dealing with a debtor co-owner with whom no amicable or swift solution could be found to settle a debt related to condominium charges. The property manager sought our assistance.

Our investigations allowed us to identify the debtor’s employer.

Thanks to our investigation report, the property manager was able to issue a notification to third-party holder, enabling the condominium association to recover its claim.
